ABSTRACT:

Nigeria’s swift urbanization, population expansion, and ongoing housing shortfall have heightened the necessity for sustainable, economical, and prompt housing supply mechanisms. Traditional construction methods have faced difficulties in fulfilling these requirements due to issues such as budget overruns, extended project timelines, material wastage, and ecological consequences. This research analyses the significance of Off-Site Fabrication and Modular Construction (OSFMC) as a feasible approach for attaining sustainable housing provision in Nigeria. The study used a quantitative methodology to integrate empirical survey data from construction professionals and key stakeholders, alongside insights from industry experts, to assess the technical, economic, environmental, and socio-institutional aspects of OSFMC adoption. The results demonstrate that OSFMC provides substantial advantages, such as decreased construction duration, superior quality control, improved health and safety outcomes, and diminished environmental consequences via waste reduction and efficient resource utilization. Nevertheless, significant obstacles include restricted local manufacturing capabilities, insufficient governmental backing, poor stakeholder awareness, financial limitations, and a lack of skilled personnel persist in obstructing wider implementation. The article contends that overcoming these issues necessitates synchronized policy reforms, investment in local manufacturing facilities, capacity enhancement, and the incorporation of OSFMC into national housing and construction initiatives. This study enhances the existing information on sustainable construction in developing economies and offers pragmatic advice for policymakers, industry professionals, and researchers aiming to utilize OSFMC for sustainable housing provision in Nigeria.
